Terms and Conditions

1. Introduction
Welcome to Velda Estates. These Terms and Conditions govern all property development, consulting, and real estate services provided by Velda Estates ("we", "us", or "our") to you ("you" or "the Client"). By engaging our services—whether through signing a contract, making a deposit, or using our website—you agree to abide by these Terms in full.
2. Scope of Services
Velda Estates provides a comprehensive suite of real estate and property development services, including but not limited to:
- Land acquisition, due diligence, and feasibility studies
- Urban and rural residential and commercial estate planning
- Infrastructure construction, including roads, stormwater, utilities, water, and sewerage systems
- Plot sales, title registration, and transfer processes
- Design and implementation of sustainable, secure, and accessible communities
- Ongoing property management and maintenance
3. Client Eligibility
Our services are available to any prospective property investors.
4. Project Pricing and Quotations
- US Dollar quotations are valid for 30 days from the date of issue.
5. Payment Terms
- If not paying cash in full, a booking fee is required to secure the property.
- Flexible payment plans can be arranged upon credit assessment and mutual agreement.
- All outstanding balances must be settled in full before handover of title deeds or lease documentation.
- Late or missed payments may incur a penalty of up to 5% per month and could lead to cancellation of the agreement.
6. Ownership and Title
Title deeds or long-term lease agreements will only be processed once full payment is confirmed and all development obligations are met. We liaise with relevant government authorities to facilitate registration in compliance with Zimbabwean property law.
7. Project Timeline and Handover
- Typical development timelines are provided upon project initiation and vary by site size and complexity.
- Potential delays due to weather, supply chain issues, or regulatory approvals will be communicated promptly.
- Final handover—including site inspection and certification—occurs after completion of development works and receipt of full payment.
8. Sustainability and Community Standards
At Velda Estates, we are committed to:
- Implementing environmentally responsible land use and green infrastructure
- Promoting energy-efficient utilities and recycling initiatives
- Designing safe, integrated neighborhoods with communal green spaces
- Enforcing building guidelines and community rules for aesthetic coherence and safety
9. Cancellation and Refunds
All sales are final.
10. Dispute Resolution
Disputes shall be resolved initially through good faith negotiation. If unresolved, disputes will be referred to arbitration under the Zimbabwe Arbitration Act, with an independent arbitrator agreed upon by both parties.
11. Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of the Republic of Zimbabwe.
